When would a visual risk assessment be used instead of a full check?
A CP9 is used when the engineer cannot physically access the appliance for a full safety check. Common situations include appliances behind fixed kitchen units, sealed appliances where the casing cannot be removed, or back boilers behind decorative fires where removal is impractical.
Does a CP9 replace a CP12 for landlords?
No. A CP9 does not satisfy the landlord gas safety check requirement under GSIUR 1998 Regulation 36. If an appliance cannot be fully inspected, the engineer should record the CP9 assessment and advise the landlord to arrange access for a complete check as soon as possible.
