Gas Safety Record (CP12)

A CP12 certificate, officially called a Landlord Gas Safety Record, is the legal document confirming that all gas appliances, fittings, and flues in a rental property have been checked by a Gas Safe registered engineer. Every landlord in Great Britain must have one for each rental property, renewed at least every 12 months.

Frequently asked questions about CP12

How long is a CP12 valid for?
A CP12 is valid for 12 months from the date of the check. Landlords must arrange the next check before it expires. You can carry out the renewal up to two months early without losing the expiry date.
Who can issue a CP12?
Only a Gas Safe registered engineer can carry out a landlord gas safety check and issue a CP12. The engineer must hold the correct ACS qualifications for the appliances being tested.
What happens if an appliance fails?
The engineer follows the Gas Industry Unsafe Situations Procedure: the appliance is classified as Immediately Dangerous (ID) or At Risk (AR), the customer is given a warning notice, and the classification and the action taken are recorded on the CP12. An ID appliance is disconnected with the customer’s permission. If permission is refused, the engineer reports it to the gas emergency service.
Do tenants need a copy of the CP12?
Yes. The landlord must give a copy of the CP12 to existing tenants within 28 days of the check, and to new tenants before they move in. CertBox lets you share it via a secure link instantly.
Can I issue a digital CP12?
