Energy Performance Certificate (EPC)

An Energy Performance Certificate (EPC) rates the energy efficiency of a building from A (most efficient) to G (least efficient). It is required whenever a property is built, sold, or rented. An EPC is valid for 10 years and must be produced by an accredited assessor.

Do I need an EPC to rent a property?
Yes. Since April 2018, rental properties in England and Wales must have a minimum EPC rating of E. You cannot grant a new tenancy if the property is rated F or G, unless you have a valid exemption.
How much does an EPC cost?
Typically £60-£120 for a residential property, depending on size and location. The assessor visits the property, takes measurements, and enters data into approved software to generate the rating.
