Air Pressure Test Certificate

An Air Pressure Test Certificate (also called an Air Tightness Test) records the measured air permeability of a building envelope. In England, Approved Document L asks for a test on every new dwelling. It is carried out by a tester registered with ATTMA or the Elmhurst Airtightness Scheme (EAS, formerly iATS), using a fan (blower door) at 50 Pa or a low-pressure pulse test at 4 Pa. For Building Regulations the tester lodges the test with their scheme, which issues the lodgement certificate that goes with the report.

Frequently asked questions about Air Tightness Test

Is an air tightness test mandatory?
For new dwellings in England, yes. Approved Document L (2021) paragraph 7.4 says an air pressure test should be carried out on every dwelling. Extensions do not need one.
What is the pass threshold?
Under Approved Document L (2021 edition, in force since June 2022), the limiting (worst-case) air permeability for new dwellings is 8 m³/(h·m²) at 50 Pa. With a pulse test the limit is 1.57 m³/(h·m²) at 4 Pa. Most designs target 3-5 m³/(h·m²) at 50 Pa. The energy calculation is then rerun with the measured figure, and must still meet its targets (paragraph 7.5).
