Frequently asked questions about Ventilation Certificate

Is ventilation commissioning required?
In a new home, yes: regulation 42 of the Building Regulations requires the airflow rates to be tested and the results given to building control within five days of the final test. Approved Document F Section 4 sets out how, and asks for mechanical ventilation fitted in existing homes to be commissioned and recorded in the same way.
What airflow rates are required?
For intermittent extract fans, Approved Document F Table 1.1 sets a kitchen at 30 l/s with a cooker hood that extracts outside or 60 l/s otherwise, a utility room at 30 l/s, a bathroom at 15 l/s and a WC at 6 l/s. For continuous extract, Table 1.2 sets the high rate at 13 l/s for a kitchen, 8 l/s for a utility room or bathroom and 6 l/s for a WC. The whole-dwelling rate depends on floor area and the number of bedrooms (paragraph 1.24).
