Energy Performance Certificate (EPC)

An Energy Performance Certificate (EPC) rates the energy efficiency of a building from A (most efficient) to G (least efficient). It is required whenever a property is built, sold, or rented. An EPC is valid for 10 years and must be produced by an accredited assessor.

Do I need an EPC to rent a property?
Yes. Rental properties in England and Wales must have a minimum EPC rating of E. This applied to new tenancies from April 2018 and to all tenancies, including continuing ones, from 1 April 2020. You cannot let or continue to let a property rated F or G unless you have registered a valid exemption.
How much does an EPC cost?
Typically £60-£120 for a residential property, depending on size and location. The assessor visits the property, takes measurements, and enters data into approved software to generate the rating.
