Rental Gas Safety Inspection Record (Ireland)

Not in the express way UK landlords are; Ireland has no direct equivalent of the twelve-month duty in the Gas Safety (Installation and Use) Regulations. What regulation 12 of the Housing (Standards for Rented Houses) Regulations 2019 requires is that the gas installation, including pipework, is maintained in good repair and safe working order, and regulation 6(5) requires heating appliances to be kept in a safe condition and good working order. In practice that means an annual check: the Department’s guidelines for housing authorities list, among the documents an inspecting official may ask for, a Declaration of Conformance for an I.S. 813 Annex E safety check issued within the previous 12 months by a Registered Gas Installer. A landlord who cannot produce one is the landlord who fails the inspection.

Only an RGI-registered gas installer can carry out a formal gas safety inspection and issue a recognised certificate for a rental property in Ireland. You can find registered installers at rgi.ie.

Best practice, and the recommendation of RGI, is to provide tenants with a copy of the gas safety record. While no specific legislative deadline mirrors the UK's 28-day requirement, providing records promptly demonstrates your duty of care and protects both landlord and tenant.
