Are Irish landlords legally required to carry out annual gas safety checks?
Not in the express way UK landlords are; Ireland has no direct equivalent of the twelve-month duty in the Gas Safety (Installation and Use) Regulations. What regulation 12 of the Housing (Standards for Rented Houses) Regulations 2019 requires is that the gas installation, including pipework, is maintained in good repair and safe working order, and regulation 6(5) requires heating appliances to be kept in a safe condition and good working order. In practice that means an annual check: the Department’s guidelines for housing authorities list, among the documents an inspecting official may ask for, a Declaration of Conformance for an I.S. 813 Annex E safety check issued within the previous 12 months by a Registered Gas Installer. A landlord who cannot produce one is the landlord who fails the inspection.
Who can carry out a landlord gas safety check in Ireland?
