Are smoke alarms mandatory in rental properties?
Yes. The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 require smoke alarms on every storey and CO alarms in rooms with fixed combustion appliances (except gas cookers) in English rental properties. In Wales, homes let under an occupation contract need a mains-powered, interlinked smoke alarm on each storey (in force 1 December 2022). In Scotland, every home needs interlinked smoke and heat alarms under the tolerable standard (Housing (Scotland) Act 1987 section 86, as extended in 2019; in force 1 February 2022).
Do smoke alarms need to be interlinked?
For new builds and major renovations in England, Approved Document B sets a minimum of a Grade D2, Category LD3 fire detection and alarm system to BS 5839-6. For existing rental properties, standalone alarms are acceptable under the 2015 regulations, but interlinked is strongly recommended.
