England scheme live since April 2026
Short-term lets in England must now register and display a registration number on Airbnb, Booking.com and Vrbo listings. Hosts are being asked for compliance evidence for the first time.
Fire safety duties
A holiday let is business premises under the Fire Safety Order 2005. You need a written fire risk assessment — the same duty a hotel has, scaled to your property.
Gas safety is not optional
If the property has gas, an annual gas safety record (CP12) is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 — exactly as for a long-term rental.

The holiday-let document set

Legally required every 12 months where the property has a gas supply — the Gas Safety (Installation and Use) Regulations 1998 apply to holiday lets just as they do to tenancies.
Required under the Fire Safety Order 2005. Paying-guest accommodation is non-domestic premises, so the responsible person must keep a written fire risk assessment.
Mandatory for licensed short-term lets in Scotland. Not yet compulsory for holiday lets in England, but insurers increasingly expect one every 5 years and it evidences your duty of care.
Working smoke alarms on every storey are the baseline in fire safety guidance for paying-guest accommodation; Scotland requires interlinked alarms.
CO alarms are expected in any room with a fixed combustion appliance — gas boiler, log burner or open fire — across all UK nations’ guidance.
Anyone in control of premises where guests stay has a duty under HSE guidance (ACoP L8) to assess legionella risk — hot tubs and seasonal water systems raise the stakes in holiday lets.
No fixed legal interval, but testing portable appliances between guest turnovers is the accepted way to evidence electrical duty of care in furnished lets.
